People get tired of by using all such unorthodox and miserable products. There are many health and fitness products which are useful to stay healthy and fit. They are- dumbbells, weight plates, EZ curl bar, tricep bar, hyper extension bench, preacher bench, the arm blaster, chin up bar, benches etc. Dumbbell exercises are performed with dumbbell in each hand. Weight plates range from 2.5 lbs to 100 lbs.They are usually iron. The EZ curl bar is designed for working the bicep and tricep. The hyper extension bench is used for working in lower back, hamstring, and glute muscels. The preacher bench is designed for working the biceps. The arm blaster works similar to preacher bench by eliminating body momentum and allows you to isolate the biceps. The chin up bar is a iron bar that is either bolted to the wall or part of a exercise machine. Chin ups are great for working the back, biceps and forearms. The most common equipment in any gym is the bench. There are three types of benches flat, incline and decline. Some benches are adjustable. They can be adjusted either flat, incline or decline. Some benches have racks on one end for holding a barbell. While other benches do not have any racks.

Calculating the Community’s Interest in a Separate Property Asset

A transmutation of property occurs when the spouses agree to change the nature of the property. For example, suppose Henry owns a house, classified as his separate property, located in Corona, California. Henry decides he wants to share this property with Wendy and give her a legal interest in the property. In this example, Henry wants to change to the nature of his house from his separate property to community property. In order to validly transmute the property, or change the nature of the property, Henry must execute a written document according to the specifications of the Family Code.Without this written document, the nature of property cannot change from separate to community property. So, if Henry tells Wendy “I would like the Corona house to be our community property,” this statement alone is not a valid transmutation. There must be a writing that confirms the intent to change the nature of the property.In certain circumstances, the community can develop an interest in a separate property asset; however, despite this newly acquired interest, the nature of the property does not change from separate property to community property. That is the fact situation of Marriage of Moore.As discussed above, without an agreement otherwise, separate property remains the property of the separate property holder. In some instances, however, the community may acquire an interest in the separate property. In Marriage of Moore, Lydie Moore, prior to marriage, purchased a house in her name and acquired a mortgage for that property. Additionally, she made a down payment and began to repay loan. This occurred prior to her marriage to David so both the house and the loan are classified as Lydie’s separate property.After David and Lydie married, they moved into Lydie’s house and made payments on Lydie’s mortgage using community property funds. During this time, the house appreciated in value. When the couple separate and moved for dissolution of marriage, David argued that the community acquired an interest in the property and that the community should be compensated for this interest in the property.The Court agreed, however, it had to decide the extent of the community’s interest in the property. Ultimately, the Court decided that the community’s interest is based on the amount of community funds used to reduce the total purchase price. Additionally, the Court decided that community funds used to pay interest on the loan and taxes would not be included to calculate the community’s interest in the property.To illustrate the Court’s decision, I will use the marriage of Henry and Wendy. Assume that in 2000, prior to marriage, Wendy purchased a house in Rancho Cucamonga. The purchase price of the house is $100,000. Additionally, she secured a mortgage in her name and put $20,000 down. By 2003, Wendy paid a total of $10,000 in payments. In 2005, Wendy and Henry marry. The couple decides to live in Wendy’s home. After marriage, the couple pays $10,000 in mortgage payments. In 2010, Henry and Wendy file for dissolution of marriage. At the time of divorce, the property is worth $150,000.The house in Rancho Cucamonga is indisputably Wendy’s separate property because Wendy acquired both the property and the loan prior to marriage, using her own funds and credit for the mortgage. The community acquired an interest in the property because community funds were used to pay mortgage payments. The court must, however, compensate the community for the interest it acquired by making mortgage payments. Effectively, the community will receive the monetary value of its payments and proportional share of appreciation of the property. It takes several steps to calculate the community’s interest.Step One: Calculate the Community’s InterestTo calculate the community’s interest the court will divide the purchase price, here $100,000, by the total amount of community funds used to pay the mortgage, here $10,000. Thus, the community’s interest is 10% and Wendy’s separate property interest is 90%.Step Two: Calculate the AppreciationAdditional calculations are needed to determine the monetary amount each spouse receives. First, we have to calculate the appreciation of the property. To calculate the appreciation one must subtract the fair market value of the property at divorce from the original purchase price. The fair market value of the house at divorce is $150,000. The original purchase price is $100,000, thus the appreciation is $50,000.Step Three: Calculate the Amount of Compensation to the CommunityFirst the court must multiply the community’s interest by the amount of appreciation. Here the totally community interest in the appreciation is $5,000 (10% community interest times $50,000 the appreciation amount). Next, the court will add the $5000 to the total community contributions to mortgage equal. Here the community contributed $10,000 so the community’s interest in appreciation plus its total contributions to the mortgage equals $15,000.Therefore, the total community interest in the property is $15,000. Each spouse is entitled to half of the community property, so Henry will receive $7,500 and Wendy will receive $7,500.Wendy also receives the remaining value of the house as her separate property and the remaining amount of the mortgage is assigned to her as her separate debt.The Court in Moore specifically excluded taxes, insurance payments, and interest payments from its calculations. The Court reasoned that taxes, insurance payments, and interest payments are merely expenses and do not enhance the value of the property. Owners derive value from the property due to its equity; because these expenditures do not enhance the value of the property they are not to be included in the calculations of the community’s interest.While the nature of property cannot be changed without an agreement, it is possible for the community to develop an interest in a separate property asset. If community funds are used to pay the debt incurred for a separate property asset, such as a house, the community earns an interest in that property. The interest earned is reflected by proportion of community funds used to pay the original purchase price compared to the actual purchase price.Additional calculations are used to reflect the appreciation of the asset. Thus, the monetary value assigned to the community includes both the money used to pay the debt and proportional amount of asset appreciation. Finally, taxes, interest payments, and insurance payments are mere expenses and not to be included in the calculations.

Welcome back to the week 5 update for the One Room Challenge. Check out the blog posts and updates for week 1, week 2, week 3, and week 4 if you missed them. It’s crunch time now and I’ll be honest… I don’t know that this project will be completely wrapped up for the reveal date. The great thing is the reveal and hitting a deadline is not the only goal of reason for this challenge. Ultimately having a fully functional and hopefully beautiful bathroom is where we want to end up even it things are a bit delayed.

When we left off last time the countertops had been templated, the trim was freshly painted and the hardware had been ordered. The hardware took about 1 week to arrive. We chose the Menlo Park 4″ pull from Schlub in chrome because I think the pull has the perfect mix of square and some rounded elements that make it a great transitional hardware option. We went with all pulls for the drawers and doors since the knob option in that line weren’t our favorite.

The quartz countertops are now installed and things can be put back together. Rectangle, undercount sinks were also purchased through the fabricator. The Marble look quartz from Pental and it is gorgeous with the warm gray veins running throughout. For the edge went for a flat polish eased edge for a clean, simple look.

Two days after the quartz countertops were installed the tile installer came back to finish up tiling the niches, installing the tile base and grout everything.

The electoral is being relocated for the new lights. There are some drywall and painting touch ups to do and plumbing fixtures to be hooked up. Plus adding all the finishing touches ???? All those little things like towel hooks, curtain rod, and accessories will bring this whole thing together.

Townhome Remodel Phase 1

It’s been too long since I’ve updated and even longer since this work has been started. This is me sharing remodel updates, mostly for myself (but also for my nagging family members). I’m sharing photos of the progress that has been made while also document the craziness that has gone on. This is just the beginning of the remodel.

Prior to moving in I had 3-4 weeks where my apartment lease overlapped with the possession of my townhome. This allowed me, with the amazing help of my family, to paint, tear-out carpet and somewhat put back together the upstairs portion of my place so that I could have a clean room to put a bed. At least one that wasn’t completely torn apart. One area that felt more livable that the rest. If you haven’t seen or don’t remember these are the before photos from when I took possession. To list it out here are the main things that I was tacking during those week prior to me moving in.

Phase 1 Remodel Projects
ripping out baseboard, carpet and tack strips upstairs and preparing for new hard surface flooring. (this flooring will go throughout minus the stairs and bathrooms/laundry)
installing flooring upstairs (one of my installers did this)
mostly gutting the master bathroom
installing a new tub and rough in plumbing for the master and powder bath
ordering and installing a rift white oak vanity for the master
Painting (and priming where needed) the ceilings and walls of the bedrooms. Caulking and painting the crown molding in the master
replacing and upgrading the baseboard heater in the master and patch the drywall
painting the hallway and down through the stairwell
adding skirt board to the stairs
installing new carpet and pad on the stairs (my carpet installer from work did this)
removing upper cabinets on the fridge side in the kitchen
partially demoing the wall diving the kitchen (prepare to move switches, outlets, heater and thermostat)
removing drywall on wall next to bar in dining area
painting the downstairs powder bath and removing vanity to prepare for a new floating vanity
Those were the main projects that took place and then I moved in the day after Thanksgiving. Getting rid of the original, nasty cat carpet and new flooring made a huge difference to the upstairs. Also neutralizing and lightening the paint made things feel so much more fresh. I still have no baseboards but I’ll get on that one day! For now here are some photos that I snapped along the way.

I bought a townhouse: The before

It’s been a while since been posting on here but I have some new updates and projects that I have been working on. Last summer into fall I was house hunting while knowing the lease on my apartment would be expiring end of the 2019. It felt a little crazy but was a fun process for me. After a bunch of searching I found and closed on a new home!

I was lucky enough to have a few weeks of overlap with my apartment (I ended up moving out 1 month early) so I was able to get started on projects and updates prior to moving in. I’ll share more about those in the coming weeks (there are still so many unfinished things!) but for now I think it’s best to start with some before photos. Also, follow along on Instagram where I post current project updates more often. The pictures show it in the state I bought it in. It’s a great first place to me and was functional as-is but as you might expect I’m here to make things my own by doing updates that I will enjoy while living here and that will also add value and functionality to the space down the line when I sell… or maybe even keep it as a rental. My dog, Nova, has been enjoying the space as well ???? There are a couple of things to miss about my Bothell apartment but I am very ready to have my own place and space.
